Property Marketing and Leasing:

  • Multi-channel marketing to quickly attract qualified candidates
  • Easy application process, in paper or automated online format
  • Online national and local tenant screening
  • Lease signing & tenant move-in coordination
  • Rent, security deposit and pet deposit (if applicable) collection
  • Conduct tenant correspondence including 5-Day Late Notices
  • Provide full representation in all court filings and proceedings
  • Lease breach/violation enforcement
  • Lease renewals
  • Tenant move-out inspection and re-rental


Property Maintenance:

  • Provide 24 hour emergency maintenance service
  • Regular monthly or quarterly inspections for damage and/or wear
  • Coordination of all repair and regularly scheduled maintenance by qualified service staff
  • Timely and effective communication with owners on important issues
  • Annual exterior assessment and recommendations to increase market rents
  • Annual mechanical and major building systems inspections and coordination of scheduled routine service to prevent outage and extend system life
     

Financial Reporting:

  • Monthly detailed income/expense reports with cost-saving recommendations
  • Monthly trend reports to spot inconsistencies and potential problems in advance
  • Quarterly invoices and payment reporting including water, sewer and property tax bills
  • Annual rent roles and expense summaries for use with tax preparation software or accountant


Standard Service Rates:

  1-3 Properties 10% of Gross Monthly Rent +
100% of 1st month rent for new tenant placement or
50% of 1st month rent for self-placed tenants
 
  4-10 Properties 8% of Gross Monthly Rents +
50% of 1st month rent for new tenant placement or
50% of 1st month rent for self-placed tenants
 
  More than 10 Properties 7% of Gross Monthly Rents +
50% of 1st month rent for new tenant placement or
50% of 1st month rent for self-placed tenants
